The Importance of Pricing Your Home Correctly

It may be tempting to list your home with the agent who tells you it can sell at the highest price but the smart way to sell your home is to price it as accurately as possible from day one. Studies have shown that an overpriced home that stays on the market will eventually sell for less than the original estimate. While pricing your home is based on a lot of data, it also requires local market knowledge and intuition about which homes to compare and how to interpret the current market prices. It’s my goal to get your home in front of as many potential buyers as possible without wasting anyone’s valuable time.

Market statistics, market comparables, adjustments, and timelines all are contributing factors to come up with an accurate price on your home.  I provide clients with a researched and professional competitive market analysis (CMA.) This is a complimentary report that I provide as a service to my clients. These reports will show, in detail, current market statistics, active and sold comparables, and include adjustments for unique items that your home may offer.

Current housing market trends

I keep up to date on the housing market and trends so that I can educate and inform sellers on current pricing strategy. In an increasing market, with a lack of inventory and more buyers than sellers, under-pricing a property is nearly impossible as competing buyers will push the price up and establish the true market value. In a decreasing market, a more aggressive pricing structure may initially seem as if you are selling your property too cheaply, but procuring a sale quickly in the end will prove to be a winning strategy.
